About Us / Responsibilities

The Walnut Ridge Homes Association was created in 1988 when the 107 homes of our association were planned and constructed. The purpose of the HOA is to maintain property values by enforcing rules regarding the maintenance of our homes and yards.

The Walnut Ridge HOA is required by the city of KCMO to maintain the drainage areas of our community. This area is shown in the Property Map section of our website. The annual fees we collect pay for mowing, tree maintenance, the maintenance of the drainage system and liability insurance.

All of the officers and board members of our HOA are volunteers. No compensation is paid or permitted to be paid according to our bylaws.

Yearly Meetings

Pay Dues

At the May 12, 2025 Annual HOA Meeting, attending members voted that we maintain the annual dues of $80.00 a year. These dues are needed in order to keep the snow removal, pay the yearly taxes and insurance, maintain the common areas with mowing, and annual cleanup of both common areas.
Initial notice for the year is mailed around January, with dues expected about a month from receiving this notice. Late payers will be given a second notice after the initial due date expires, with additional time allowed for payment. Late payers will be given a third and final notice after the second due date expires, with additional time allowed for payment.

If payment is not received by May 1, a lien will be placed on the homeowner's property with Clay County, Missouri. The homeowner will be responsible for the fee, plus the additional fees. These late charges can vary, but will only amount to necessary additional costs. 

The fees in 2026, for example, are:

Lien placement fee $27.00

Notary fee                $5.00

Lien removal fee      $27.00 

If there are issues with paying dues, please email hoa@walnutridgehoa.com to avoid a lien placement on your property.

If additional late dues need to be paid, please pay hoa@walnutridgehoa.com the exact amount on PayPal or mail in a check.

The common areas bound in yellow are owned by the HOA. The total land area measures approximately 2.25 acres. The HOA is required by the City of Kansas City, Missouri to maintain these drainage areas. This includes mowing, tree maintenance and insurance.
